Selling Your Boat in Sydney? How to Reduce the Cost of Waiting for a Buyer
If your boat is currently for sale in Sydney, there is one thing you may need more of than you originally anticipated: patience.
The second-hand boat market has changed considerably from the extraordinary conditions we saw during and immediately after Covid. Buyers today have choice. A lot of it.
At the time of writing, Boatsales alone is displaying around 1,500 used boats for sale in the Sydney region.
That doesn't mean boats aren't selling. They are. But it does mean buyers can afford to be selective, compare several similar vessels and negotiate. For a seller, that can translate into a longer period between listing and settlement.
And that's where another number starts becoming important:
What is your boat costing you every month while you're waiting for it to sell?

🛥️ 1. The hidden cost of waiting
Boats don't stop costing money simply because you've decided to sell them.
While your boat is on the market you may still be paying for:
Insurance
Cleaning and detailing
Engine and generator servicing
Registration
Finance
General upkeep
Individually these costs may be manageable. But if a boat takes six, nine or twelve months to sell, they can become significant.
This is particularly relevant for boats sitting in some of Sydney's premium Harbour marinas.
There is another way to look at it.
Once you have made the decision to sell, does your boat still need to occupy one of Sydney Harbour's most expensive pieces of waterfront?
🛥️ 2. Consider moving the boat while it's for sale
Moving a boat from Sydney Harbour to Empire Marina Bobbin Head can be one way of reducing the holding costs associated with selling a boat without moving it away from the Sydney market.
Bobbin Head is still in Sydney – around 35 minutes by car from the CBD – but Empire Marina's published information notes that its berthing rates can be up to 50% less than some Harbour alternatives.
For the owner of a larger vessel, the potential difference over several months can become substantial.
And importantly, you aren't putting your boat somewhere remote simply to save money.
Empire Marina Bobbin Head has 200 deep-water marina berths accommodating boats from 8m to 30m, overnight security, CCTV, secure parking and full maintenance facilities on site.
So if you're selling a boat, it can effectively become a lower-cost Sydney base while you wait for the right buyer.

🛥️ 3. Don't stop maintaining the boat because you're selling it
This is one of the biggest mistakes we see.
An owner decides to sell and understandably thinks:
"I'll let the next owner do the antifoul."
Or:
"I'm not going to spend any more money servicing it when I'm selling it anyway."
The problem is that buyers don't necessarily see that as money they can spend after purchasing.
They see it as work and the surveyor will look for more because an uncared for boat is bound to have more issues to find.
A boat that needs an antifoul, overdue servicing, tired batteries, polishing and a list of minor repairs can create uncertainty. And uncertainty gives a buyer reasons to negotiate – or simply move on to another boat.
Compare that with a boat where the broker can say:
"The antifoul has just been completed, the engines have been serviced and she's ready to go boating."
That is a much easier proposition to understand.
A current Sydney listing provides a good real-world example. A Powercat being offered for sale highlights its August 2026 maintenance – including antifoul, polish, engine service and new starting batteries – as part of its appeal to prospective buyers.
In a market with plenty of competing stock, being ready to use matters.
🛥️ 4. Use the selling period to get the maintenance done
This is another reason moving a boat to Bobbin Head can make sense.
Instead of keeping the boat in an expensive berth and then separately arranging its next haul-out, you can bring it to a marina where the maintenance facilities are already on site.
Empire Marina Bobbin Head has a full hardstand and 50-tonne travel lift and regularly services and antifouls boats coming from Sydney Harbour, Pittwater, Broken Bay and the Hawkesbury.
That means the period when your boat is sitting waiting for a buyer can also become the period in which you systematically prepare it for sale.
Antifoul it.
Service it.
Polish it.
Fix those irritating little items you've been meaning to address.
Check the batteries.
Make sure everything works.
Then keep it clean and presentable.
The objective isn't necessarily to spend thousands upgrading a boat you are about to sell. It is to remove the little reasons a buyer has to say no.
Having a haul out capability at the site of your boat also makes doing a Survey SUPER EASY for prospective buyers - the easier you make it for them - the more likely you are to sell you boat.
🛥️ 5. Antifouling is particularly important
A clean hull isn't just cosmetic.
Empire Marina recommends that boats are generally lifted annually so that anodes, propeller shaft bearings, rudder bearings and skin fittings can be checked, with the lift is also providing the opportunity to carry out antifouling.
For a boat on the market, that maintenance can have another benefit.
If a prospective buyer organises a survey and the boat is hauled out, presenting a properly maintained underwater section, it tells a very different story from a heavily fouled hull which is obviously overdue maintenance. If they do the test trial and the boat hasn't been antifouled in more than a year not only will it use more fuel, it may cause overheating in your engines too - and that can cost a whole heap more than an antifoul!
You want the surveyor and buyer discovering a boat that has been cared for – not creating a growing list of jobs and costs which turns them away.
🛥️ 6. Presentation still sells boats
When there are approximately 1,500 used boats being advertised in Sydney on a major marketplace, buyers don't have to fall in love with your boat.
They can click on the next one.
So presentation matters enormously.
Before putting your boat on the market – or if it has already been listed for some time – walk aboard and try to see it through a buyer's eyes.
Does it smell fresh?
Is the engine room clean?
Are the stainless steel and windows polished?
Are cupboards cluttered with the owner's belongings?
Are the covers clean?
Are there little broken catches, lights or switches?
Are the bilges clean?
Does the boat look loved?
A few hundred or a few thousand dollars spent intelligently on detailing and small repairs can be very different from indiscriminately spending money on upgrades.
The aim is to create the impression:
"I could buy this boat and use it this weekend."
🛥️ 7. Don't confuse location with marketability
Some owners understandably worry that moving their boat away from Sydney Harbour will make it harder to sell.
But Sydney's boating market extends far beyond the Harbour.
Bobbin Head sits at the gateway to Broken Bay and provides access to Cowan Water, Pittwater, Brisbane Water and the Hawkesbury. Sydney Harbour itself remains accessible by water.
For inspections, Bobbin Head is also easily accessible by road, with secure parking at the marina.
There can actually be advantages to presenting a boat in a quiet, sheltered marina.
Empire Marina Bobbin Head is protected from passing water traffic, with wide fairways and no current through the marina.
That can make inspections and sea trials a relaxed experience rather than another exercise in negotiating Harbour traffic.
🛥️ 8. Do the maths before automatically renewing your berth
If your boat is currently for sale and your marina agreement is approaching renewal, the calculation below is worth doing, but don't just do it on the dollars - this about all sorts of things like:
Ease of parking for prospective buyers (if it takes them an hour to park their love of the process is already depleted)
Does the marina you pick has Dockmasters to keep an eye on the boat? (if it sinks due to lack of maintenance you will have some fun on your hands with the insurers)
And is there a friendly cafe on site for your broker to buy them a coffee? Also is your current marina in a busy waterway causing constant wear on your boat? Or near a road or train causing constant dust and dirt on your boat? Boats at Bobbin Head spend alot less on detailing than many other locations because they are in a beautiful National Park!
To Calculate: Take your current monthly berth cost.
Add the average monthly cost of maintaining the boat.
Multiply that by another six months.
Then ask what the equivalent cost would be if you relocated the boat while it was being sold.
The saving may surprise you.
And there is an important psychological benefit too.
Reducing your monthly holding costs can take some of the pressure out of selling.
If every additional month is costing a substantial amount, it is very easy to feel pressured into accepting an offer simply to stop the bills.
Reducing that monthly burn gives you greater flexibility to wait for the right buyer and negotiate the sale on its merits.
🛥️ 9. The market may have changed – so change your selling strategy with it
The Sydney second-hand boat market isn't the frantic market we experienced during the pandemic years.
Today's buyer has choices.
For sellers, that means price, presentation, maintenance and patience all matter.
But patience doesn't have to mean unnecessarily high holding costs.
If your boat is sitting in an expensive Sydney Harbour berth waiting for its next owner, consider whether it makes sense to move it to Bobbin Head, reduce your berthing costs and use the opportunity to have the boat antifouled, serviced, detailed and properly prepared for sale.
You may end up with a boat that costs you less to hold and presents better to its next owner.
And that is a much better position from which to sell.
